Several methods of project delivery are available to owners and developers
in the building industry. Each method, from the conventional to the more
creative, has been developed in an effort to save time and money, and circumvent
safety and quality assurance concerns. The benefits and limitations of the
various delivery methods must be evaluated relative to the objectives of
each building project, as they can provide a different scenario of complexity,
management challenges and accountability.
Because of the expense, potential liability and magnitude of project scope,
owner/developers have increasingly turned to the service of professional
and independent Construction Management (CM) firms who are responsible for
overseeing the entire project process from design to completion.
The CM functions as an extension of the owner’s organization by representing
and protecting their best interests. The CM will:
| |
· Coordinate the structuring and hiring of a skilled project
team · Direct the selection and control of sub-contractors
· Offer scheduling, estimating, analysis and value engineering
recommendations that can minimize risks and pass on significant cost
savings contributions · Conduct extensive and ongoing site
inspections to ensure quality workmanship and adherence to safety
protocol · Provide a central point of communication between
all project areas to quickly resolve construction issues. |
Owners are recognizing the tremendous benefits of using a CM as they
are able to retain control of the project through continuous communication
and reporting while capitalizing on the expertise and construction perspective
of the CM professional. The construction manager’s integral role
in the entire process has proven critical to the success of delivering
a high quality project on time, safely and within the established budget.
